Vleuterhuys is a former school building that has been transformed into a high-quality residential building with spacious studios and lofts. The studios and loft apartments enjoy a modern and tasteful mid-century interior design, featuring warm wooden accents, and complementing comfort to another level!

This loft is wonderfully spacious and enjoys a creative layout! The slanted walls of the roof with the wooden beam construction give this residence the appearance of a true loft with charm! A number of windows are designed as a so-called convertible window, so that you can take a step outside if you open it with a view of the city. The residence is fully equipped with its own high-quality finished bathroom and complete kitchen with modern appliances. The loft also has a separate laundry and storage room.

This apartment comes fully furnished, excluding linen. It is also possible to rent this residence semi-furnished, so you have the freedom to decorate the interior according to your own personal style!

Residents can park their bike in the bike shed, and rent a private parking spot for an additional fee of €75 per month. The building also houses a communal patio and gym area for the residents. The kindergarten Aspelin can be found on the ground floor and first floor.

The historical building ‘t Vleuterhuys is located at the Vleutenseweg 420-422 in the Lombok district of Utrecht, on the west side of Utrecht’s city centre, opposite the green Majella park.

Many people consciously choose to live in this part of the Lombok neighborhood because of the proximity of the city centre with its range of conveniences. The pleasant area is filled with all kinds of local bars and shops. A stone’s throw away is Buurten in the Fabriek, where you can enjoy lunch or a cup of coffee on the waterfront. And foremost, ‘t Vleuterhuys can be found just 5 minutes away by bike from the Dutch largest indoor mall Hoog Catharijne shopping centre and is just a 10-minutes bike ride away from the famed canal Oude Gracht.

Unfortunately, it is not possible to book this residence if you've been a tenant at Vleuterhuys before.

 

INCOME REQUIREMENTS

To be eligible to book this residence, you must either be a student or a working professional.

Are you a student? Then you should provide us with a proof of enrolment at a Dutch educational institution for the current year. You can upload this document after making the booking. The rent of this residence is too high to benefit from housing allowance. Nevertheless, we want to give you the opportunity to book this residence as a student. In order to rent this apartment, we ask you to pay a higher deposit that amounts to five times the all-in rent price. Dutch students can be guaranteed by their parent(s) instead of paying the higher deposit. For this the parent(s) need to co-sign the rental agreement and we need a proof of income.

Are you employed? Then your gross monthly income (including the average bonuses, allowances and holiday payments), should be at least:

Gross monthly income Couple? Then your joint income is the highest income plus 50% of the second income	€6,810.00
Gross monthly income expat (30% tax ruling) Couple? Then your joint income is the highest income plus 50% of the second income	€5,680.00

After booking you need to upload your employment contract and a recent salary slip (max. 3 months old), so we can verify your income.

If you are a Dutch young professional and you do not fulfil the income requirements yet, it might be possible to be guaranteed by your parent(s). Please reach out to us to discuss your possibilities.

Are you a temporary agency worker? If you work via an employment agency, you can only apply for this residence if you have been working for that agency for more than 78 weeks (Fase B or Fase 3). Please be aware that having a secondment contract does not guarantee that we accept your booking. We will have to evaluate your case to determine if you are eligible to book.
